Resident Damages
We work very hard to keep our properties in excellent repair.
Should something not be working properly, please report it immediately and we will schedule maintenance and repair. For your enjoyment and to help maintain these high standards, we have implemented a quarterly inspection program, performed in conjunction with HVAC filter maintenance.
Residents are responsible for light bulb replacements except for light fixtures located above stairs or high recessed cans.
Damages to a home are the residents’ responsibility and should be reported immediately when they occur. Residents are responsible for the acts of others, including guests, invitees and pets. Whenever damage is reported or discovered, we will make the necessary arrangements to have them repaired. We want you to be aware of potential charges and hope that you will be careful to avoid damages. There is not a charge for regular maintenance and repair requests that are not the result of damage.

This list is not exhaustive and is subject to change at any time, without notice. Be aware that should damages occur, there is a charge for “Supervision, Procurement and Scheduling“. This charge is the greater of $40 or 15% of the damages. All damages must be reported to the Landlord. Residents may not attempt repairs on their own nor are they permitted to engage a third party contractor without the Landlords express written authorization.
